Auction buying for investors
Auction property, done properly. For investors without the time.
We find auction lots that match your brief, do the homework on each one, set a walk-away price, and bid on your behalf, in your name, within your limit. You make the decisions. We do the legwork.
What you get
The work that sits behind a good bid
Auction lots are public. Anyone can see the catalogue. What most investors lack is the time to work out which lots are worth chasing, and what they are really worth on the day.
Lots matched to your brief
We review auction catalogues across Bristol and the wider South West against the buying brief you give us. You only see the lots that fit what you actually want to buy.
The homework, done
For each lot: comparable sales, rental evidence where it matters, a read of the legal pack, a refurbishment estimate and the main risks in plain English. Every figure is labelled with where it came from.
A walk-away price
We work out the most you can pay and still meet your target, and we judge it against how each auction house's lots actually sell, not just against the guide price.
Someone in the room
If you decide to buy, we bid for you on the day, in your name, within the written limit you have set. We never go above it.
How it works
Six steps, no surprises
-
A conversation
What you want to buy, your budget, your timescale and the return you are aiming for.
-
Getting set up
Our terms of business, identity checks and proof of funds. The law requires these of every property agent, and they protect you as much as us.
-
Your buying brief
Written in your words: what you buy, what you will never buy, and what would make you bend the rules.
-
Packs, not noise
We send you the lots that fit, each with our analysis, our walk-away price and a clear deadline to decide.
-
You decide
You view, your own solicitor reads the legal pack, and you choose whether to go ahead.
-
Auction day
You register with the auctioneer in your own name, your deposit comes from your own account, and we bid within your written limit.
How we work
Our rules, in writing
-
Your money never passes through us.
Deposits and purchase money go from you to the auctioneer or your solicitor. We only ever receive our own fees, which are agreed with you in writing before any work starts.
-
One client per lot.
We never act for two clients bidding on the same lot. Once you instruct us on a lot, it is yours alone.
-
We tell you where we stand.
Round Robin Property also buys at auction on its own account. We decide whether we want a lot before any client sees it, and we never offer you a lot we intend to bid on ourselves.
-
No guarantees.
Property prices move and refurbishments overrun. We show you every assumption so you can test it, and you carry out your own due diligence before you commit.
-
Evidence, not optimism.
If a figure is an estimate, we say so. If the evidence is thin, we say that too.
Who we work with
Investors with funds ready and too little time
Business owners, professionals and landlords growing a portfolio, who want to buy well at auction without spending their evenings reading legal packs.
If a purchase would use your last savings, we are not the right fit, and we will tell you so.
